Terms and Conditions

The following is a list of Terms and Conditions of booking, which you are deemed to have accepted when you book your accommodation with us.

  1. All prices include VAT at the current rate. If there is an increase in VAT between now and your arrival date, we will increase the price of your holiday by the same amount. Likewise if VAT is reduced in the intervening period we will pass on the saving to you.
  2. Quotes given are valid for booking at the time and may apply only to a particular room or room type. Prices change regularly and we do not guarantee that a particular rate will still be available if you call back at a later date to book. We do not accept responsibility for prices which have been advertised by third parties and have no obligation to honour them.
  3. Bookings are provisional until an agreed deposit has been paid (usually 25% of the total bill or £100 for a large group – please note however that deposits on third-party websites may vary and there is a minimum deposit of £30 per adult). Until a deposit has been paid, no contract between us has been agreed and either you or the hotel may cancel the booking for any reason and without prejudice.
  4. Please note that, for the comfort and enjoyment of all guests, we do not accept all-male or all-female groups unless this is specifically stated in your booking. Should you book a unisex group without informing us, we reserve the right to refuse you admission and no refund will be made.
  5. If you cancel your booking after a deposit has been paid, we will make every effort to re-let the accommodation. However, please remember that in booking a room you have entered into a legally-binding contract with us, and this is non-cancellable and non-refundable except in exceptional circumstances. If we are unable to relet any rooms you have cancelled you are legally liable for two-thirds of the total cost of the booking. If you cancel your booking within three days of arrival (seven days if booked via an external website) you may be charged the full amount. We therefore strongly recommend that you obtain appropriate holiday insurance so that you are covered for any eventuality that may cause you to cancel your booking with us.
  6. We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would, however, attempt to offer you alternative accommodation. If this was not possible or acceptable to you, then we would refund all monies paid by your for the holiday. except in exceptional circumstances, our liability would not extend beyond this.
  7. If paying by cheque, we require full payment at least three bank working days before departure, or for the amount to be covered by a cheque guarantee card.
  8. Rooms are available to arriving guests from 2.00pm and check-out is at 10.00am on the day of departure. You may be charged extra if you check out of your room late. Early check-in and late checvk-out are available at a small extra charge.
  9. In line with the Health Act 2006 and advice from the fire authorities, all public and guest rooms are now non-smoking. We reserve the right to make an additional charge if you smoke on the premises.
  10. You accept that you are responsible for the fixtures and fittings in your bedroom. You may be charged for any damage you cause to hotel property whether accidentally or deliberately caused.
  11. No allowance is made for nights not stayed or meals not taken.
  12. Bookings are accepted on the basis that you conduct yourself in a manner that will not cause annoyance, upset or discomfort to other guests. Should you not give due consideration to other guests we reserve the right to ask you to leave the premises before your scheduled departure date, and no refunds will be made should we be forced to do this.
  13. Business customers: In the event of your company defaulting on payment, you remain personally liable for any outstanding amount. Please ensure, before checking in, that your employers are happy to pay for anything you charge to them.
  14. We reserve the right to make extra charges for some services and facilities, for example sauna/pool table and towel hire for the swimming pools.
